Attic Insulation
Attic spray foam insulation seals the holes cut through your upstairs ceiling, then adds enough depth on top to keep winter heat in the bedrooms below.
View Attic InsulationBonus room spray foam insulation seals the floor, knee walls and sloped ceiling of a room built on top of a garage, so it holds heat like the bedrooms next to it.
This is the comfort complaint we hear most in newer two-story homes, and it has a clear fix that starts with a free visit.
A room over the garage has cold space on nearly every side. The garage lies under the floor, attic space wraps the ceiling and outdoor air presses on the walls. The furnace often sits at the opposite end of the house, so the warm air travels a long duct and arrives lukewarm.
Before bonus room spray foam insulation, most of these rooms had fibreglass batts in the floor joists. Those batts sag over the years and leave a gap under the plywood. Garage air drifts through that gap, and the floor feels cold even with the thermostat turned up.
The floor matters most. We open the garage ceiling where needed, pull the sagging batts and spray closed cell foam tight to the plywood and around the perimeter framing. That seals and insulates the floor in one step, and fresh drywall then closes the garage ceiling again.
Next come the knee walls and the sloped parts of the ceiling. Foam fills each cavity and closes the joints where the walls meet the attic. When an attic space sits beside the room, its side gets the same treatment.
The room that freezes in January often bakes on a muggy July afternoon. July highs in Kitchener average about 27°C, and the sun heats the shingles just above this room. Bonus room spray foam insulation slows that heat on its way in, so the air conditioner can catch up.
A great many two-story houses built in Doon South, Brigadoon and Huron Park over the last three decades place a bedroom or family room over an attached double garage. The layout repeats from street to street, so we usually know where the weak spots are before we pull into the driveway.
Work on a room over a garage typically runs $3.50 to $7 per square foot of sprayed area, depending on how much garage ceiling has to come down. Each part of the room appears as its own line on the written quote.

Basement spray foam insulation sticks to poured concrete, stops drafts where the floor framing meets the foundation and keeps damp air off the wall, so a finished lower level stays warm and dry.
