The Bedroom Above The Garage Never Feels Right

We fix this complaint more than any other in south Kitchener. Plenty of two-story houses in Doon South, Brigadoon and Huron Park were built with a bedroom or family room perched over the garage. That room has unheated air below its floor, outdoor air on two or three sides and a roof just overhead.

Builders usually tucked batts into the floor joists, and gravity pulls those batts away from the subfloor within a few years. Cold garage air then slides right under the carpet. Attics Leak Air Before They Lose Heat Through Thin Insulation

Poured concrete stays chilly all year and quietly draws warmth out of a finished room. Lots of basements were framed with a thin blanket and a plastic sheet, and summer humidity collects behind that plastic where nobody sees it.

Old Or Failed Insulation Has To Come Out First

New foam will not bond to a wet, crushed or badly mixed layer, and the leaks underneath stay open. Clearing the old material first is what lets the new work perform.

Open Cell And Closed Cell Spray Foam Insulation Do Different Jobs

Closed cell foam is firm and heavy, delivers roughly R-6 to R-7 per inch and doubles as a vapour retarder once it is thick enough. It goes on concrete, in crawl spaces, at joist ends and on roof sheathing.

Open cell is spongy, rates close to R-3.5 or R-3.8 for each inch and costs less. It shines in walls and attic floors that stay on the heated side of the house. Plenty of projects use some of each, and your quote spells out which one goes in each spot.
